How much does a House Extension Cost in Birmingham?
The cost of a house extension in Birmingham depends on the size of the build, the type of extension, access to the property, structural work, foundations, roofing, glazing, electrics, plumbing and the level of finish required. A simple garage conversion will usually have a very different cost profile from a large wraparound or double-storey extension.
At TessCon, we provide clear, detailed quotations so you can understand what is included before work begins. The best way to get an accurate price is to arrange a site visit and discuss your plans, property and budget.
| Project type | Typical use | Main cost factors |
|---|---|---|
| Single-storey extension | Kitchen, dining or living space | Size, foundations, roof, glazing, electrics |
| Side-return extension | Wider kitchen or dining area | Structural work, drainage, party wall considerations |
| Wraparound extension | Larger ground-floor redesign | Steelwork, roofing, layout changes, glazing |
| Double-storey extension | Bedrooms, bathrooms and living space | Foundations, roofline, structure, services |
| Garage conversion | Office, gym, bedroom or playroom | Insulation, flooring, electrics, heating |
| Bathroom extension | Ensuite, WC or family bathroom | Plumbing, drainage, ventilation, tiling |
Do You Need Planning Permission for a House Extension in Birmingham?
Some house extensions may fall under permitted development, while larger extensions, double-storey extensions or projects affecting neighbours, boundaries, conservation areas or protected features may need planning permission or prior approval. Before work begins, it is important to understand what applies to your property.
TessCon can work alongside your architect, designer, structural engineer or planning consultant to help deliver the construction phase of your extension once the correct permissions and specifications are in place.
Building Regulations for House Extensions
Most house extensions need to comply with Building Regulations, even when planning permission is not required. These rules cover important areas such as structure, foundations, insulation, fire safety, ventilation, electrics, drainage and energy performance.
TessCon focuses on safe, durable and well-managed building work that supports long-term performance.
FAQs About House Extensions in Birmingham
How much does a house extension cost in Birmingham?
The cost of a house extension in Birmingham depends on several factors, including the type of extension, the size of the build, the condition of the existing property, access to the site, structural requirements and the level of finish you want to achieve.
For example, a simple garage conversion will usually involve different costs from a large wraparound extension or double-storey extension. Key cost factors can include foundations, roofing, steelwork, glazing, insulation, electrics, plumbing, drainage, flooring, plastering and decoration.
At TessCon, we provide clear, detailed quotations after reviewing your property and understanding what you want to achieve. This helps give you a more realistic cost for your specific project rather than a rough estimate that may not reflect your home, layout or requirements.
Do I need planning permission for a house extension?
Some house extensions may fall under permitted development rights, meaning formal planning permission may not always be required. However, this depends on the size, height, location and design of the extension, as well as the type of property and whether there are any restrictions in place.
Larger extensions, double-storey extensions, properties in conservation areas, homes with previous extensions, or projects close to boundaries may need planning permission or prior approval. Building Regulations are also separate from planning permission and will usually still apply to most extension projects.
TessCon can help you understand the practical building considerations involved and can work alongside your architect, designer, structural engineer or planning consultant where required.
Can TessCon build kitchen extensions in Birmingham?
Yes. TessCon builds kitchen extensions, kitchen-diners and open-plan living spaces for homeowners across Birmingham and the surrounding areas.
A kitchen extension is one of the most popular ways to improve a home because it can create more space, better natural light and a stronger connection between your kitchen, dining area and garden. Depending on your property, this could involve a rear extension, side-return extension, wraparound extension or a larger ground-floor redesign.
We can help with the construction work required to create a practical, well-finished space, including structural alterations, roofing, glazing, insulation, electrics, plumbing, plastering and finishing work.
Do you offer garage conversions in Birmingham?
Yes. TessCon can convert underused garages into practical living spaces for homeowners in Birmingham.
Garage conversions are a popular option when you need extra room but do not necessarily want to build a full extension. Depending on the structure and layout of your property, a garage can often be converted into a home office, guest bedroom, playroom, gym, utility room, hobby room or additional living area.
Typical work may include insulation, flooring, walls, ceilings, electrics, heating, lighting, windows, doors and internal finishing. We will assess the existing garage and discuss what is needed to make the space comfortable, usable and suitable for your plans.
What is the difference between a house extension and a home renovation?
A house extension adds new space to your property, while a home renovation improves, updates or reconfigures existing space.
For example, a rear extension may create a larger kitchen-diner, while a renovation may involve updating the existing kitchen, changing the layout, improving finishes, replacing flooring, upgrading bathrooms or carrying out structural alterations inside the home.
Many projects involve both. A homeowner may extend the rear of the property while also renovating the existing ground floor to create a more open, practical layout. TessCon can help with extension work, renovation work and wider home improvement projects where both new and existing spaces need to work together.
Do you provide house extension quotes?
Yes. TessCon provides house extension quotes for homeowners in Birmingham and selected surrounding areas.
To prepare an accurate quote, we will need to understand the type of extension you are planning, the property layout, access, size of the work, desired finish and whether you already have drawings, specifications or structural information. If you are still at an early stage, you can still contact us to discuss your plans and next steps.
Our aim is to provide clear, practical pricing so you understand what is included before committing to the work.
Can you help with single-storey extensions?
Yes. TessCon builds single-storey extensions, including rear extensions, side extensions, side-return extensions and kitchen extensions.
Single-storey extensions are ideal for creating larger kitchens, open-plan living spaces, dining areas, utility rooms, downstairs bathrooms, playrooms or home offices. They are often a practical choice for homeowners who want more usable ground-floor space without moving house.
We can help manage the build process and deliver the construction work needed to create a strong, functional and well-finished extension.

EXCELLENT Based on 14 reviews Posted on Game Ovais17 February 2026Trustindex verifies that the original source of the review is Google. I am happy with Tess Contractors and will use them again for sure. I contacted them a couple of weeks ago regarding my Garage Roof Leak and they responding promptly. - They were polite and professional. - Their pricing was fair - I did have other quotations so could compare. - They were punctual - the first time I've ever had tradespeople show up at the time they said they would. - They didn't try and sell me a new roof like other tradespeople. - I needed a repair and their repaired it for me. They did such a good job - I don't usually have positive experiences but glad I found them.Posted on Mick Fry2 December 2025Trustindex verifies that the original source of the review is Google. We engaged with Tess contractors (not for the first time) as we had water coming through our bedroom ceiling above the window. As we have solar panels on the rear roof these needed to be taken off before the investigation on what was required to fix the problem. Once some of the tiles had been removed it was apparent it was going to be a big job. Rich took loads of pictures so we were well informed about the state of the roof. We decided to get the whole roof replaced rather than save a little money but run the risk of further issues. We agreed on a price which was very reasonable and also agreed a schedule for the works to take place. Everyone who worked on the roof was polite and friendly especially Max worked on the roof everyday. The weather affected the schedule a little but that's not in our or the workers hands. When the job was completed everything was left clean and tidy.Posted on Stuart Mills25 September 2025Trustindex verifies that the original source of the review is Google. We had a great experience with Tess Contractors for the repairs on our industrial roof. They were extremely professional throughout. The team clearly explained the problems, combining overcladding and repair work, and documented everything with detailed photos. Their quote was clear, concise, and gave us various options, so we knew exactly what to expect. They showed up exactly when they said they would and kept us fully updated on the progress. After the work was completed, they provided photos and videos, which was a great way to see the finished job. We highly recommend them—they were very helpful and reliable.Posted on james stevens28 August 2025Trustindex verifies that the original source of the review is Google. Excellent work from Richard and his team, everything went smoothly from start to finish. Best builder I have used thanks again 👍🏼Posted on FREDERICK Plimmer16 July 2025Trustindex verifies that the original source of the review is Google. Great service experienced workers excellent job on our canopy and garage roof very satisfied would recommend to allPosted on Wayne Carey14 February 2025Trustindex verifies that the original source of the review is Google. Tess were one of four companies who quoted us for roofing work. All were from verified agencies but still be careful. Three we'd contact again, the other definitely not. The whole experience went incredibly smoothly from the scaffolding arriving on the first Monday; work starting an the Tuesday and finishing on the Friday and the the scaffolding removed on the second Monday morning. Communication was excellent throughout. Richard did the organisational side and Peter (and his mate) did the roofing. As it's a large roof, nearly 120 years old, we'd anticipated there would be additional work needed. We agreed a mutually acceptable price. The weather was kind and Peter didn't hang about as he scampered here, there and everywhere! At the end of each day they tidied up and all waste was removed on the last day. Peter took numerous photos before, during and after the job and invited me up the scaffolding to see the work as it progressed so we were as well informed as we could be. They were very professional as well as being accommodating at all times. We'd definitely recommend people to get them to quote you for any roofing work you need doing.Posted on Tony Waddy17 September 2024Trustindex verifies that the original source of the review is Google. Having posted my Dads flat roof replacement on rated people, Rich was quick to submit an indicative quote and follow up with a site visit. The communication from Rich and the team was excellent and they completed the job efficiently and in a timely manner. The new flat roof is a significant improvement to the old one and the work was carried out to a high standard. ThankyouPosted on Steve Kukla4 September 2024Trustindex verifies that the original source of the review is Google. Very satisfied with an excellent professional job.
