TessCon was asked to carry out a range of repairs at an elderly homeowner’s property. Her family wanted to make the home safe and comfortable so she could continue living independently.
The project combined upper roof works, a complete replacement of the lower extension roof, external timber repairs and attention to damp-damaged areas inside the property. Alongside the practical work, the family needed a team who would communicate clearly and help the homeowner feel comfortable throughout.
Assessing the Roofs
The roof photographs show broken and displaced tiles, deteriorated roofing felt and exposed timbers during the strip-out.
We explained the options to the client, including the limitations of a localised repair where the surrounding tiles and felt were also in poor condition. This gave the family a clear understanding of why more extensive work could be needed and helped them make an informed decision.
Upper Roof Works and Extension Roof Replacement
Scaffolding provided access for the upper roof works, which included fitting a dry ridge system and carrying out tiling repairs.
The lower extension roof was completely renewed. The photographs document the work from the exposed roof structure through to new roof boarding and a replacement felt covering, showing the progress of the refurbishment.
External Repairs and Internal Damp
The wider programme included repairs and painting to the fascias and soffits, together with fitting and painting a replacement door.
Inside the property, the photographs show damp staining and damaged wall linings exposed during removal. The proposed refurbishment of the toilet room included removing the affected wall finishes and skirting, assessing the underlying timbers and waterproofing requirements, then installing new plasterboard, skirting and decoration, with a replacement toilet fitted once the work was complete.
A Considerate Approach
Working in an occupied home meant that access, communication and the homeowner’s confidence in the team were central to the project.
Much of the coordination with her family took place by phone. The client’s review highlights our sensitive advice, responsiveness and courtesy, as well as clear communication about delays. They also praised the standard of the work and the way it was proportionate to the homeowner’s needs.
The project brought together roofing and general property repairs around one shared aim: helping the homeowner remain comfortable and independent in her own home.
